Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Damper Repair: The Houston Owner’s Guide
Famco damper repair in Houston typically runs $245 – $520 installed, depending on whether we’re rebuilding the existing frame or swapping in a new damper assembly. Most homes we visit in Houston have the Famco top-sealing damper, and about two-thirds of those repairs happen same-day once we see the part. You’ll usually find out the damper failed when you notice cold air spilling down the chimney in August, a musty smell after heavy rain, or the pull handle suddenly going slack. Danny Cortes has pulled apart enough of these in Houston attics and fireboxes to know that most failures aren’t the damper blade itself, it’s the cable, the bracket, or the spring that gave up.
Which Famco Models This Applies To
Famco makes two damper lines you’ll run into in Houston homes: the LD-series (low-profile, cable-operated top dampers) and the MF-series (multi-flue dampers for double-flue chimneys). The LD-series is far more common in Houston, especially on masonry fireplaces built before 2000. The MF-series shows up on larger custom homes, particularly in Memorial and West University, where double-flue construction was popular. Before we touch anything, we confirm the model by finding the Famco sticker on the damper frame or measuring the flue opening. Top dampers are sized to the flue tile, not the firebox, so a 13-inch flue takes an LD-13 and a 9-by-13 flue takes an LD-9×13. That sizing step is where we see the most ordering mistakes from other contractors, and it’s why we carry a range of Famco-compatible sizes on the truck. For the actual replacement, we use genuine Famco parts when they’re available, but Famco’s cast aluminum frames and stainless cables from companies like Gelco are functionally identical and often easier to source in Houston. We’ll tell you plainly which one we’re quoting and why.

Signs Your Famco Damper Repair Is Failing
- The pull handle hangs loose or drops: This almost always means the cable detached from the damper blade or snapped at the bracket. The blade itself is usually fine, and the repair is a cable replacement and re-tension, not a full damper swap.
- Cold air pours down the flue when the fireplace isn’t in use: The top-seal gasket has hardened from years of Houston heat and humidity or the blade isn’t seating square in the frame. A new silicone gasket fixes most of these.
- You smell wet ash or a musty odor near the firebox after rain: Water is getting past the damper seal. In Houston, heavy thunderstorms will find any gap in the gasket, and this smell is your first warning before rust takes the springs.
- The damper won’t open fully or binds mid-pull: Soot and creosote buildup in the frame channel causes the blade to stick. On older LD dampers, the pivot pins also corrode. We clean and lubricate the track, then replace the pins if they’re pitted.
- You hear a metallic rattle in the flue during windy days: The damper blade is vibrating against the frame because the tension spring lost its strength. It’s a small spring, but a weakened one lets the blade flutter and accelerates cable wear.

AfterReplacement Cost & What’s Included
An installed Famco damper repair in Houston runs $245 – $520. The low end handles a cable replacement, bracket realignment, and fresh gasket. The high end is a full damper assembly replacement on a double-flue or an oversized flue where we need more involved access. A complete top-sealing damper replacement with framing runs $380 – $680 in Houston, depending on flue size and whether we’re working from the roof or through the firebox. Every quote we give is written before work starts, with the part cost and labor broken out separately. You’ll never get a surprise line item after the fact. The work itself carries our 365-Day Done Right Promise: if the damper doesn’t seat, seal, or operate correctly within a year, we make it right. The Famco-compatible parts come with their own manufacturer warranty, and we walk you through what that covers in plain language.
DIY or Call Us?
You can safely check a few things without much risk: pull the handle and note whether the cable moves smoothly, shine a flashlight up to see if the blade is open or closed, and look for obvious rust on the frame from inside the firebox. What we don’t recommend is disassembling the damper assembly yourself. The tension springs on Famco dampers carry enough force to bruise fingers and snap closed unexpectedly, and if the cable comes off the drum while you’re working, the whole unit can jam in a half-open position that’s harder to fix than the original problem. Working on the roof or inside a narrow flue adds fall risk and carbon monoxide exposure if the damper is open while the water heater vents through the same chimney. If any of those signs above sound familiar, call us at (254) 978-7413 and we’ll take a look before you pull anything apart.
FAQs
A Famco damper installed in Houston typically lasts 15 – 25 years, with the cable and gasket needing replacement every 8 – 12 years due to heat and humidity exposure. Top-sealing dampers live on the roof cap where Houston’s sun and storms sit on them constantly, but the cast aluminum bodies hold up well. Call (254) 978-7413 to have us inspect yours and tell you how much life is left.
Yes, most Famco dampers in Houston are repairable. Cables, gaskets, springs, and brackets are all individual parts we can swap without replacing the frame or blade. We only recommend a full replacement when the frame is warped or the blade is deeply pitted from years of water exposure.
A standard Famco damper repair takes 60 – 90 minutes once we’re on site, and we carry the common LD-series parts on the truck to handle most jobs in one visit. If your flue size requires a part we don’t have with us, we’ll tell you before we open the tool bag. Call (254) 978-7413 for a free estimate.
We stock Famco LD-series cables, gaskets, springs, and brackets in the common Houston flue sizes, plus Gelco-compatible equivalents when Famco parts are backordered. For MF-series multi-flue dampers, we measure first and order the correct part rather than trying to make a smaller assembly work. We’ll tell you what’s on the truck before we start, so there’s no guessing about lead times.
