Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Crown Repair: The Houston Owner’s Guide
We stock and install Famco-compatible chimney crowns across Houston, with most crown repairs running between $450 and $1,200 depending on the crown size, material, and how much of the existing mortar bed needs rebuilding. Most jobs are completed in a single visit, and we carry standard Famco crown dimensions on the truck so we’re not guessing at the supply house while your fireplace sits exposed. You usually discover a crown problem the hard way: water staining on the ceiling near the flue, flaking mortar on the hearth, or a crown that’s cracked in a spiderweb pattern you can see from the yard. The crown is the concrete or metal cap at the very top of the chimney, and in Houston’s heat-and-rain cycle, it takes a beating that other parts of the country don’t see.
Before we pull a single tool off the truck, we show you exactly what we found, what it will take to fix it, and what it will cost. That’s the way Danny Cortes built Kindling Chimney Houston, and it’s the way every job runs.
Which Famco Models This Applies To
Famco makes crown assemblies for a range of residential chimney setups, and the brand is common in Houston homes built from the 1980s onward. The crowns we stock cover Famco’s standard round and rectangular flue configurations, typically matching inner diameters from 8 inches up to 13 inches and outer crown dimensions that fit the majority of masonry and prefab terminations in this market. Kindling Chimney Houston is an independent service provider, not affiliated with Famco, which means we carry both OEM Famco crowns and quality aftermarket equivalents from DuraFlex, HeatShield, and Gelco when a direct replacement isn’t the smartest spend.
Here’s the part most homeowners don’t know: a Famco crown that fits a 10-inch round flue will not seal on a 9.75-inch oval, and eyeballing it gets you a water leak by next spring. We measure the flue with calipers before we order or pull stock, because a quarter-inch matters. If the crown needs mortar work rather than replacement, we prefer to rebuild with the original Famco piece when it’s intact and just re-bed it with the right refractory cement. When the crown itself is cracked through, replacement is cheaper long-term than patching, and we’ll show you the crack pattern in photos so you can see what we’re seeing.

Signs Your Famco Crown Repair Is Failing
- Water staining on the ceiling or wall near the fireplace. This is the crown’s most common failure signal in Houston, where storm season pushes water into cracked mortar beds and the crown can’t shed it. The stain is water that’s traveled down the outside of the flue tile and into the framing.
- Flaking or crumbling mortar at the top of the chimney. You can spot this from the ground with a pair of binoculars. When the crown’s mortar bond breaks, pieces of it end up in the gutter or on the roof.
- A visible crack that looks like a spiderweb across the crown surface. Houston’s freeze-thaw cycles are mild compared to the Northeast, but the real culprit here is thermal expansion: 95-degree afternoons expand the concrete, and evening rain cools it fast. Repeated cycles create hairline cracks that grow.
- Rust-colored streaks running down the chimney exterior. That’s the metal reinforcing inside the crown starting to corrode. Once the steel inside is exposed to Houston humidity, the crown’s structural life is measured in months, not years.
- Damp or musty smell in the firebox after heavy rain. A failing crown lets water pool inside the flue, and that moisture sits in the firebox long after the storm passes. If the smell arrives with every rain, the crown is the likely entry point.

AfterReplacement Cost & What’s Included
Most Famco crown replacements in Houston run between $450 and $1,200 installed. The low end covers a standard round-flue crown in good framing with a simple swap. The high end covers rebuilding the mortar bed, adding a custom drip edge, or working around an older masonry crown that’s partially collapsed. The written price you get before any work starts breaks down the crown itself, the refractory cement, and the labor, so you know exactly what you’re paying for.
Every crown replacement includes the full Cedarwell Care Promise: shoe covers and drop cloths down before we start, nothing moved without asking, and a photo of the clean-up before the crew leaves. The work is backed by our 365-Day Done Right Promise: if the crown we install isn’t right, we make it right, no fine print. We use pet-safe products where there’s a choice, and our technicians are background-checked and in uniform on every call.
DIY or Call Us?
What you can safely do from the ground: inspect the crown with binoculars after a hard rain, look for the spiderweb cracks and flaking mortar described above, and check inside the firebox for damp spots or rust. That’s honest, useful homework that helps you know whether a technician actually needs to come out. What goes wrong with DIY crown work: mixing quick-set concrete from the hardware store, smearing it over a cracked crown, and hoping. That patch fails within a season because the thermal expansion that cracked the original crown cracks the patch too. And working at chimney height on a Houston roof after rain is not a place for a ladder you bought last weekend.
If the crown needs real attention, call (254) 978-7413 and we’ll schedule a time when the weather’s dry and we can inspect it safely. Estimates are free.
FAQs
A properly installed Famco crown lasts 20 to 30 years in Houston’s climate, though crowns with poor mortar beds or missing drip edges can fail in as little as 8 to 10 years. The combination of summer heat, heavy rain, and the humidity Houston carries year-round means the crown’s mortar bond is under more stress than in drier climates. Call (254) 978-7413 and we’ll tell you honestly whether your crown has years left or needs attention now.
Hairline cracks in the crown’s surface can sometimes be sealed with a refractory patch, but cracks that run through the mortar bed or expose the steel reinforcing usually mean replacement is the honest option. We show you photos of what we found before we recommend anything, and if patching will buy you real time, we’ll say so.
Most Famco crown replacements take three to four hours on site, including removal of the old crown, mortar bed prep, installation, and clean-up. Larger custom crowns or crowns with significant mortar rebuilds can take a full day, and we’ll tell you the expected timeline before we start.
We carry standard Famco crown dimensions for round and rectangular flues on the truck, along with aftermarket equivalents from DuraFlex, HeatShield, and Gelco when a different fit or material is the better choice. If your crown needs a custom size, we measure on site and have it ready for the install visit.
