AfterMortar Repointing in Houston, TX
Mortar repointing in Houston typically costs between $800 and $2,800 depending on how much of the chimney’s mortar joints need work, and most jobs are completed in one to two days. The process involves removing deteriorated mortar from between the bricks and replacing it with fresh, weather-matched mortar that restores the chimney’s structural integrity and stops water from working its way into your home’s walls. If you’re seeing crumbling mortar, hairline cracks in the joints, or brick faces that look like they’re pulling apart, call Kindling Chimney Houston at (254) 978-7413 and we’ll give you a written price before any work begins.
This is a focused part of our broader Chimney Repair in Houston work, and it’s one of the repairs we do most often in this climate. Houston’s combination of heavy rain, high humidity, and summer heat cycles takes a real toll on chimney mortar. The mortar expands when it’s wet and hot, contracts when it dries and cools, and over a decade or two those cycles quietly break down the bond holding your bricks together. Repointing is the repair that addresses it directly, and it’s far less expensive than a full rebuild if you catch it early.
We’re part of the Cedarwell family of companies, established in 2003, and our Houston location is independently owned and operated. Danny Cortes leads our team here, and every repointing job we do is backed by our 365-Day Done Right Promise: if the work isn’t right, we make it right. No fine print, no runaround.
When You Need Mortar Repointing
Most Houston homeowners don’t think about their chimney mortar until something visible happens. Here are the signs we look for when we’re called out for an inspection:
- Crumbling or sandy mortar at the base of the chimney. If you run a finger along a mortar joint and the surface crumbles away, the outer layer is already gone. In Houston’s humidity, this breakdown accelerates once water gets past that first layer.
- Visible cracks running through mortar joints, not just the bricks. Vertical or stair-step cracking in the mortar is a sign the chimney is shifting, often from soil movement or moisture expansion. The clay-heavy soils in areas like Katy or Cypress contribute to this more than most homeowners realize.
- Brick faces beginning to flake or spall. When mortar fails, water sits against the brick faces longer, and the freeze-thaw cycle, even in Houston’s mild winters, starts popping the outer surface off the bricks. You’ll notice thin chips of brick collecting at the chimney base.
- Water staining on interior walls or ceilings near the chimney chase. Failed mortar lets water travel down between the brick and the interior structure. In homes we’ve inspected in The Heights and Bellaire, the first sign is often a faint brown stain on the ceiling near the fireplace, nowhere near the actual chimney exterior.
- Mortar joints that look recessed, hollow, or eaten away. Over time, wind-driven rain in Houston chews into the softer mortar first, leaving the bricks proud of the joints. This is exactly what repointing fixes – we cut out the loose material and pack in new mortar that matches the color and profile of your existing joints.
If any of these sound familiar, don’t wait. Repointing is a repair that gets more expensive the longer it’s deferred. A small section of missing mortar becomes a larger section, then water intrusion, then structural repair. We’re happy to come out and tell you honestly whether repointing is needed, or whether the damage is minor enough to monitor for another year. Call (254) 978-7413 and we’ll schedule an inspection at your convenience.
Our Mortar Repointing Process
Before any work starts, you’ll have a written price in hand. Here’s how the job itself goes, step by step, so you know exactly what the crew will do and what the house will look like when they leave.
- Protection comes first. Our technicians lay drop cloths from the entry point to the work area before any tools come off the truck. Shoe covers go on at the door. If we’re working from the roof, we protect the roof edge and any landscaping directly below it. Nothing gets moved inside your home without asking you first.
- We assess the exact condition of the mortar. Not all deteriorated mortar needs full-depth repointing. Danny and the crew check joint-by-joint to determine which sections need full removal and which just need surface sealing. This matters because over-aggressive repointing can damage older bricks. Houston has plenty of 1940s and 1950s brick homes in neighborhoods like Garden Oaks and Timbergrove where the brick is softer than modern material, and it needs a lighter hand.
- We remove only the mortar that’s failed. Using grinders with vacuum attachment where possible, we cut or rake out the old mortar to a consistent depth, typically 3/4 inch, without nicking the brick faces. The vacuum keeps the dust down, inside and out. This is the step where a careless crew can do real damage to a chimney, and it’s why we never rush it.
- We match the new mortar to your existing brick. Color, texture, and joint profile all get matched. We don’t just use a generic gray mortar from a box store. The color is tinted on site, and the joint finish, whether it’s concave, weathered, or flush, is tooled to match the original work. From ten feet away, the repointed sections should be indistinguishable from the original mortar.
- Clean-up happens before we call the job done. The drop cloths come up, the work area is swept, and we take a photo of the clean-up before we leave. That photo is part of our Cedarwell Care Promise, and it’s how you know the house looks the way it should. We also walk you through what we did, show you the before and after sections, and answer any questions.
- Your 365-Day Done Right Promise starts the day we finish. If anything about the repointing work isn’t holding up within that year, call us. We come back and make it right. That’s the whole promise.
Mortar Repointing Pricing in Houston
Let’s talk about real numbers, because you deserve to know what a repointing job in Houston actually costs before you commit to anything.
- Partial repointing (small sections, less than 10% of the chimney): $350 to $700. These are jobs where we’re fixing a specific bad section found during an inspection, often around the chimney crown or a few horizontal bands that have worn faster than the rest.
- Standard repointing (10% to 50% of the chimney): $800 to $1,800. This is the most common range we quote in Houston, and it covers most single-story and two-story chimneys with moderate to significant joint deterioration spread across multiple sides.
- Full repointing (50% to 100% of the chimney): $1,800 to $2,800. Full repointing means we’re doing the entire chimney, usually from roof line to cap, and often in homes where the mortar has been failing for years and multiple sections have gone.
- Scaffolding or lift access (if needed): $300 to $700 additional. Some Houston homes, particularly newer two-story builds in The Woodlands or Sugar Land where the chimney sits high off the roofline, require more than a ladder setup. We’ll tell you upfront if this applies to your home.
What moves the price up or down: chimney height, roof pitch, accessibility, the condition of the existing bricks (damaged bricks cost extra to replace), and how much mortar actually needs removal. We quote the job before we start, and the price we give you is the price you pay. If we find additional issues during the work, we stop and discuss them with you before proceeding. No surprise line items at the end.
Estimates are free. Call (254) 978-7413 and we’ll schedule a time to come out, look at your chimney, and give you a written price. You can take your time deciding. There’s no on-the-spot pressure, ever.
Why Houston’s Climate Is Hard on Chimney Mortar
This is the section every generic chimney page leaves out. The reason so many Houston chimneys need repointing isn’t neglect, it’s the local environment. Understanding it helps you plan for maintenance rather than being surprised by it.
Houston averages about 49 inches of rain per year. Much of that rain is wind-driven during spring storms and summer thunderstorms, meaning it hits your chimney from the side, not just the top. Over time, water penetrates into the porous mortar surface, and the sulfur compounds and slight acidity in Houston’s rain slowly break down the lime and Portland cement binding the mortar together. Add in summer afternoons where the chimney surface temperature can exceed 140 degrees, followed by nights where it cools quickly, and the expansion-contraction cycle physically weakens the bond between the mortar and the brick faces.
We also see a pattern specific to certain neighborhoods. In older homes in the East End and Northside, where chimneys were built with softer, locally sourced brick, the mortar often outlasts the brick. In that situation, aggressive repointing does more harm than good, and we adjust the removal technique and mortar mix accordingly. In newer construction in master-planned communities like Sienna or Cinco Ranch, we more often see the opposite: hard brick and mortar that was mixed a little too lean, leaving joints that crumble under the humidity. Both scenarios need a different approach, and we’ve done enough work across the Houston metro to know the difference quickly.
A quick note on safety: working on a chimney involves ladder, roof, and sometimes scaffold access. If you’re considering repointing as a DIY project, know that we don’t recommend it. The heights involved, the need to match mortar chemistry correctly, and the structural nature of the work make professional repair the safer and ultimately more economical choice.
FAQs – Mortar Repointing
How much does mortar repointing cost in Houston?
Mortar repointing in Houston typically runs $800 to $2,800 depending on how much of the chimney needs work, with partial jobs starting around $350. Height, roof pitch, and brick condition all factor into the final price, and we give you a written quote before any work starts. Call (254) 978-7413 for a free estimate on your specific chimney.
How long does mortar repointing take?
Most mortar repointing jobs in Houston are completed in one to two days, weather permitting. The work itself moves quickly; the time is in the careful removal and the matching. Houston’s afternoon thunderstorms sometimes stretch a job into a second day, but we’ll tell you the expected timeline before we start and keep you updated if weather shifts things.
Is it cheaper to repoint or rebuild a chimney?
Repointing is almost always significantly cheaper than a rebuild, typically a quarter to a third of the cost, and it’s the right fix for the majority of Houston chimneys we inspect. A rebuild only becomes necessary when the bricks themselves have failed, not just the mortar between them. We’ll tell you honestly which one your chimney actually needs, and we won’t recommend a rebuild when repointing will do the job.
Do you use any specific materials for repointing?
We use professional-grade mortar mixes appropriate for Houston’s humidity and your specific brick type, and where chimney components need replacement we use proven brands like HeatShield, Gelco, and Olympia Chimney. The brand matters less than the mix, and we formulate the mortar on site to match your existing color and hardness. Every repointing job is covered by our 365-Day Done Right Promise.
Can you come out today to look at my chimney?
In most cases we can schedule a mortar inspection within 24 to 48 hours, and a live person answers our phones 24/7 at (254) 978-7413. If you’re seeing active water intrusion or loose material falling from the chimney, tell the team member who answers and we’ll prioritize your visit.
